IT'S COMPRISED OF ROUGHLY 2.2 ACRES AND IT'S CURRENTLY UNDER CONSTRUCTION.

THE PROPOSED PLAT IN WHICH YOU SEE THE FOUR SINGLE FAMILY LOTS, AS WELL AS THAT COMMON ACCESS LOT OR COMMON AREA LOT.

PER STAFF'S TECHNICAL REVIEW THE PROPOSED PLAT IS IN CONFORMANCE WITH SACHSE'S SUBDIVISION REGULATIONS AND ZONING ORDINANCE.

STAFF RECOMMENDS APPROVAL OF THE PROPOSED PLAT.

THERE ARE NO CONDITIONS STIPULATED BY THE BUILDING OFFICIAL OR THE CITY ENGINEER FOR THIS PLAT.

GETTING THEM TO COME BACK AND REMOBILIZE FOR 4 LOTS IS NOT SOMETHING THAT THEY PROBABLY WOULD DO.

SO THIS IS TO KEEP THEM MOVING FORWARD.

HOWEVER, THE LOMR IS THE END GOAL BECAUSE THEY'RE NOT GOING TO WANT TO SELL THESE LOTS WITH FLOODPLAIN ON IT EVEN THOUGH IT'S TECHNICALLY GOOD TO GO. YEAH.

IT IS FOR THE MIXED USE ZONING DISTRICT AND THEY ARE GENERALLY LOCATED NORTH OF GEORGE BUSH AND EAST OF MERRITT ROAD.

THIS SITE IS ROUGHLY 1.57 ACRES AND THEY ARE REQUESTING THAT SUP FOR THE GAS STATION USE.

SUPS ARE TYPICALLY JUST FOR THE P AND Z AND CITY COUNCIL TO LOOK OVER THE SITE.

AND IF THERE'S ANY SPECIAL SCREENING REQUIREMENTS OR ANYTHING LIKE THAT, WE'RE GOING TO LOOK AT THAT.

THIS IS AN AERIAL PHOTO OF THE SITE.

CONCEPT PLAN HERE. AS YOU CAN SEE, THIS IS GOING TO BE A GAS STATION CONVENIENCE STORE WITH A DRIVE THRU ATTACHED.

THERE ARE EIGHT PUMPS ON THE SITE AND THERE IS INTERCONNECTIVITY THROUGHOUT THE SITE VIA MUTUAL ACCESS EASEMENT AS WELL AS ALONG THE GEORGE BUSH FRONTAGE THERE, THERE IS A 50 FOOT NTTA DRAINAGE EASEMENT AND A 30 FOOT UTILITY EASEMENT.

AND THEN GOING NORTH SOUTH UP THERE, THERE IS A WATERLINE EASEMENT THAT RUNS THROUGH THERE.

THE CITY'S FUTURE LAND USE PLAN SUPPORTS COMMERCIAL DEVELOPMENT IN THIS AREA AS WELL AS THE APPLICANT IS HERE TONIGHT.

WE APPRECIATE THEIR EFFORTS AND THEIR OPENNESS TO COMMUNICATION.

THIS PROJECT IS MUCH MORE THAN A GAS STATION.

I HATE THAT WE CALLED IT THAT, BUT IT'S SO MUCH MORE THAN A GAS STATION.

THIS WOULD BE A PROJECT THAT IS OWNED AND OPERATED BY THE HUFFINES FAMILY.

THOSE OF YOU THAT ARE FAMILIAR, I'M SURE, WITH THE HISTORY OF THE HUFFINES FAMILY IN THIS AREA.

IT'S BEEN A TREMENDOUS DEVELOPMENT COMPANY AND HAVE CREATED NUMEROUS GREAT NEIGHBORHOODS WITHIN THE NORTH TEXAS AREA.

THE MARKET ITSELF IS A PRODUCT OF REALLY OUR EXPERIENCE IN THE BUSINESS.

THEY'VE ASKED US TO HELP THEM BUILD THIS.

WE'VE BEEN OPERATING CITY STORES IN THE NORTH TEXAS AREA SINCE 1987.

WE UTILIZE THE SAME ARCHITECTURE, THE SAME MATERIALS, ALTHOUGH WE DO WANT EACH TENANT TO EXPRESS THEIR PERSONALITY.

BUT WE CERTAINLY WANT THAT COMPATIBLE TEXTURE OF MATERIALS THROUGHOUT THE DEVELOPMENT.

WE DO HAVE MULTIPLE ENTRANCE AND EXIT POINTS.

THE BUILDING ITSELF IS UNIQUE, AND WE WERE CHARGED BY THE HUFFINES TO DO SOMETHING THAT IS ABSOLUTELY NOT FORMULAIC OR ANYTHING THAT LOOKS LIKE ANYTHING ELSE IN THE MARKET. SO WE HAVE REALLY SOUGHT TO CREATE A UNIQUE BUILDING.

AS I SAID, WE'VE GOT THE EXPRESS ENTRANCE ACTUALLY IS INTO THE COMMON AREA OF THE BUILDING.

THE YELLOW IS ACTUALLY OUR QUICK SERVE RESTAURANT.

WE'RE IN TALKS WITH A GROUP THAT HAS 116 LOCATIONS IN NORTH TEXAS, FRESH MADE MEXICAN FOOD.

THEY'RE ACTUALLY IN ONE OF OUR STORES AND IT'S ONE OF THE TOP OF THEIR LOCATIONS, EVEN THEIR FREESTANDING LOCATIONS.

SO WE TAKE GREAT PRIDE IN THAT.

AND THE 80 YEAR OLD, ONE OF THE TWO FOUNDERS IS IN THE BACK MAKING FOOD EVERY MORNING AT 5:30.

SO WHATEVER THAT MEANS IS AN ENDORSEMENT.

AND SO WE'LL BE SELLING OUR OWN MINI SMOKED MEAT MARKET WITHIN THE STORE ITSELF.

WHEN WE TALK ABOUT WINE, YOU'LL SEE THIS CASE.
