• Site Attributes: Existing single-family dwelling

POLICY

• The subject property is identified as Low Density Residential on the Future Land Use Plan, which calls for neighborhoods with conventional detached dwellings on a range of lot sizes.
• The applicant has stated in their request they intend to subdivide if this zoning is approved to a total of three single-family residential lots meeting the R-39 zoning district requirements.
• All properties surrounding this parcel are identified for Low Density Residential uses in the Comprehensive Plan, with property to the northwest identified for commercial uses.
• The proposed rezoning request and uses are consistent with the vision identified in the Comprehensive Plan.

RECOMMENDATION

Staff recommends approval of the proposed rezoning request as it is in compliance with the Future Land Use Plan and the goals and objectives of the Comprehensive Plan.
