WE HAD PROBABLY OVER A THOUSAND INDIVIDUAL INTERACTIONS, TOUCHPOINTS OVER THE COURSE OF THESE THREE TYPES OF ENGAGEMENT, WHICH I'LL GET INTO. IT'S CURRENTLY A LARGE VACANT LOT ADJACENT TO WALMART THAT REPRESENTS A GOOD OPPORTUNITY TO SUPPORT COMMERCIAL DEVELOPMENT IN THE FUTURE. SAME WITH NEXT TO RANCH PARK VILLAGE. THERE WAS PREVIOUSLY A DIFFERENT LAND USE DESIGNATION, BUT THAT'S BEEN CHANGED TO CHANGE TO REFLECT THE TOWNHOMES THAT CURRENTLY EXIST THERE, AS WELL AS THE INDUSTRIAL PARCEL. AS WE MOVE A LITTLE BIT FURTHER DOWN STATE HIGHWAY 78 THAT INDUSTRIAL DISTRICT HAS BEEN EXTENDED TO REFLECT THE ZONING AND THE INDUSTRIAL PARK THAT CURRENTLY EXISTS THERE. SO NO REAL CHANGE, BUT WE'RE REALLY JUST MAKING SURE THAT THE FUTURE LAND USE PLAN REPRESENTS WHAT'S CURRENTLY THERE. SAME WITH THE NORTH BOUNDARY OF THE OLD TOWN DISTRICT. THE EXTENSION OF THAT, THAT LAND USE MATCHES THE ZONING, ZONING, DISTRICT BOUNDARY. EXCUSE ME. SO JUST TRUING THAT UP, AND THEN WE SEE THE ADDITION OF TWO NEIGHBORHOOD RETAIL NODES ALONG SACHSE ROAD, ONE AT MERRITT AND ONE AT THE MILES INTERSECTION. SO PARKS, TRAILS AND OPEN SPACE. WE HEARD QUITE A BIT ABOUT OPPORTUNITIES TO INTEGRATE ADDITIONAL PARKS AND OPEN SPACE THROUGHOUT THE COMMUNITY. SO PART OF WHAT WE DID WAS LOOK AT THE EXISTING INVENTORY, BUT ALSO LOOK AT OPPORTUNITIES AND POLICIES TO INTEGRATE OPEN SPACE AND CONNECT DESTINATIONS. SO, FOR EXAMPLE, THE SOUTHERN PORTION OF PRESIDENT GEORGE BUSH TURNPIKE MAY NEED A WASTEWATER LINE IN ORDER FOR SOMEONE TO DEVELOP IT IN THE FUTURE. SO PRIORITIZING THAT INFRASTRUCTURE CAN HELP BRING DEVELOPMENT TO THE PARCEL, BRINGING A BETTER RETURN OVER TIME. SO ALL OF THOSE PROJECTS HAVE BEEN CULLED THROUGH AND RECOMMENDED IN PRIORITY ORDER AND REVIEWED BY ENGINEERING AS WELL. THAT'S A LOT TO ADD, A COMMERCIAL CORNER. THAT'S A LOT OF STOPPING IN THAT AREA THAT MAY CAUSE SOME MORE CONGESTION. IS THERE A REASON WHY THE INTENT IS TO FOCUS AND CHANGE THAT TO A NEIGHBORHOOD COMMERCIAL THEY'RE A SIGNIFICANT PORTION OF THAT PROPERTY ON THE SOUTHERN END IS ENCUMBERED BY FLOODPLAIN.
