WE THEN VERY QUICKLY JUMPED BACK OVER TO THE MDD IN EXECUTIVE SESSION TO TALK ABOUT USING MDD FUNDS TO ACQUIRE THE PROPERTY AND TO MAKE THE STRATEGIC INVESTMENT. WE RECEIVED YOUR BLESSING AND DIRECTION TO MOVE FORWARD. THEN. SINCE THAT TIME, STAFF HAS WORKED WITH OUR COMMERCIAL BROKER. WE LIKE TO WORK WITH THOSE INDIVIDUALS SO THEY CAN NEGOTIATE ON BEHALF OF THE CITY, AND THAT WE DO SO WITH CITADEL PARTNERS, AND THEY'VE BEEN A GREAT PARTNER IN THAT ENDEAVOR. ON OCTOBER 6TH, THE CITY COUNCIL AUTHORIZED THE CITY MANAGER TO ACCEPT ASSIGNMENT OF THE PROPERTY AND TAKE NECESSARY ACTIONS TO COMPLETE THE PURCHASE OF THE PROPERTY. WHICH BRINGS US HERE TONIGHT TO TALK TO YOU ALL ABOUT THE MDD FUNDING AGREEMENT. AND AGAIN, AS A REMINDER, THAT BROKER SUBMITTED A PURCHASE AND SALE AGREEMENT FOR THE PROPERTY ON OUR BEHALF. THE CONTRACT OF SALE IS THEN ASSIGNED TO THE CITY OF SACHSE. WE ARE CURRENTLY UNDER CONTRACT FOR THE PROPERTY AT A PRICE OF $895,000, WITH A 45-DAY DUE DILIGENCE PERIOD. AND WE HAVE INITIATED PHASE 1 OF ENVIRONMENTALS OF THE PROPERTY. FOR THOSE OF YOU WHO ARE AROUND, WHEN WE INITIALLY KICKED OFF J.K. PARK AND FIRST STARTED DEVELOPING THAT SITE, THERE WERE SOME ENVIRONMENTAL ISSUES THAT WE HAD TO WORK THROUGH. SO WE JUST WANT TO CLEAR THE AIR ON THAT AS PART OF THIS DUE DILIGENCE PERIOD, THE END OF OUR OPTION PERIOD IS NOVEMBER 2ND, WITH A CLOSING DATE SCHEDULED FOR DECEMBER 2ND. NEXT STEPS. AS WE TALKED ABOUT IN EXECUTIVE SESSION WITH BOTH THE CITY COUNCIL AND WITH THE MDD, WE WOULD USE MDD FUNDS TO ACQUIRE THE PROPERTY. HOWEVER, THE MDD ACCOUNT IS CURRENTLY DEPLETED BECAUSE OF OUR INVESTMENT IN THE PLAYGROUND AT J.K. SACHSE PARK. WE DO HAVE A PROJECTION OF WHEN THOSE FUNDS WILL BE RESTORED BASED ON VERY CONSERVATIVE ESTIMATES. SO FOR THE TIME BEING, THE CITY WOULD USE GENERAL FUND DOLLARS TO PURCHASE THE PROPERTY, AND THEN THE MDD WOULD PAY THE CITY BACK ON A MONTHLY BASIS. AND THE SCHEDULE OF PAYMENT IS INCLUDED AS AN EXHIBIT TO THE PURCHASE THE MDD FUNDING AGREEMENT. SO TONIGHT, WE ARE SEEKING APPROVAL OF THE PURCHASE AND SALE AGREEMENT AND THE PROJECT FUNDING AGREEMENT BETWEEN THE CITY OF SACHSE AND THE MDD. AND THEN ONCE APPROVED THIS WILL RETURN TO THE CITY COUNCIL NEXT WEEK FOR THEIR FINAL APPROVAL.
